Do I Need a Home Warranty in Oklahoma?

If you own an older home with aged appliances or lack the funds to cover an unexpected system breakdown, buying an Oklahoma home warranty can be wise. Home warranties are a more manageable option if you can’t afford to pay a big lump sum to repair a breakdown, as they only require paying a monthly premium and a service fee when you request service. Emergency home repairs can cost hundreds or thousands of dollars. Home warranties reduce repair and replacement costs and get your home back to normal quickly.

Nearly half of Oklahoma homes were built before 1981, according to the Victoria Advocate. A home warranty can help reduce repair costs for older appliances and systems.

Our research shows these are the top five repairs needed for home appliances and systems in Oklahoma.

Air conditioning

Gas furnaces

Plumbing leaks

Roof leaks

Sewer lines

Losing your air conditioning during a humid Oklahoma summer is not a fun experience. The rising indoor temperatures make it difficult to function in your day-to-day life. Even a malfunctioning air conditioner can cause major issues, especially if the temperature controls are on the fritz. This can lead to poor temperature control and rising energy costs. Air conditioning repair costs range from $100–$650 for minor issues. However, full replacements can skyrocket up to $15,000 and higher.

A malfunctioning gas furnace can leave your home unprotected during the frigid Oklahoma winters, exposing you to unpleasant temperatures and major health risks. A broken gas furnace can also leak toxins and dangerous fumes into the air. Simple gas furnace repairs typically stay under $150. However, if your furnace is beyond repair, you can expect a $5,000–$13,000 bill for furnace replacement.

Plumbing leaks can start as a minor annoyance but escalate to major damages. Untreated plumbing leaks lead to water damage to surrounding walls, cabinets, and floors. Wet surfaces eventually start growing mold and mildew, posing health risks for your family. Minor plumbing repairs cost $150–$450, but new plumbing can cost $5,000 or more.

Exposure to extreme temperatures and weather events can wear down your roof over time and cause minor water damage to your attic, ceiling, and walls. Considering Oklahoma receives 39 inches of rain annually, even a minor leak can become an issue. Untreated leaks that grow in size cause significant water damage, mold and mildew, and serious structural damage. Minor roof repair costs range from $150–$1,000. Major roof repairs or replacements have significantly higher costs, averaging between $3,800 and $10,000.

A backed-up sewer line can expose you and your family to health risks and cause overflows, water damage, and waste spillage. Serious back-ups can shut off your working plumbing system, leaving you to spend hundreds on emergency plumbing services. Minor sewer line issues cost between $50 and $200 per linear foot. More serious damage can lead to complete sewer line replacement, costing $5,000–$25,000.

How Much Does a Home Warranty Cost in Oklahoma?

Based on the quotes we pulled for each recommended provider in this article, the average Oklahoma home warranty costs $49 monthly or $588 annually. Due to the high number of home warranty companies, coverage plan costs can vary widely. For example, companies that offer generous coverage caps charge more per month. You can opt for a cheaper home warranty company, but you might have to settle for lower coverage caps.

The area in Oklahoma where you live, plus the size of your home, also affects the price of a home warranty plan. Counties at a higher risk of experiencing a natural disaster, such as Tulsa County, are a bigger liability, even for home warranty companies. Companies offset their higher risk by charging higher premiums.

We recommend requesting quotes from multiple companies to find the best fit for your coverage needs and budget.

What Does an Oklahoma Home Warranty Cover?

Home warranties cover major systems and appliances, such as your plumbing, electrical, air conditioning, heating, water heater, refrigerator, clothes washer, and dryer. Basic coverage plans protect some of your appliances and systems, while comprehensive coverage protects all major home items. Most companies also provide optional coverage for pools and septic systems.

As you evaluate Oklahoma home warranty plans, consider the following standard coverages, exclusions, and optional add-ons.

Common Inclusions

Common Exclusions

Common Add-Ons

Most home warranties include these major appliances and systems in their standard coverage:

  • Air conditioning systems
  • Built-in microwaves
  • Clothes dryers
  • Clothes washers
  • Cooktops
  • Dishwashers
  • Ductwork
  • Electrical systems
  • Exhaust fans
  • Garbage disposals
  • Heating systems
  • Ovens
  • Plumbing systems
  • Ranges
  • Refrigerators
  • Stoves
  • Water heaters

Home warranties have some limitations to their coverage and typically won’t cover items with preexisting conditions or physical damage. We’ve provided a full list of common exclusions below:

  • Cosmetic issues that don’t impact an item’s functionality
  • Issues that occur during your waiting period
  • Preexisting conditions
  • Damage caused by improper installation
  • Issues that occur due to a lack of regular maintenance
  • Physical damage, including rust, corrosion, or sediment

Home warranties don’t cover items damaged by natural disasters, such as tornadoes or other serious events. Invest in homeowners insurance for added protection in these circumstances. Home warranties and homeowners insurance offer better whole-home protection and peace of mind.

Many providers offer add-on insurance to supplement your base coverage and provide protection for nonessential items.

  • HVAC maintenance
  • Electronics protection
  • Pest control services
  • Pools
  • Professional and high-end appliances
  • Roof leaks
  • Secondary appliances
  • Septic tank and pumping
  • Spas
  • Sump pumps
  • Well pumps

Reviews Analyzed We went through 57,000 customer reviews of home warranty companies to see what people had to say about each provider.
31
Coverages Compared We compared 31 policies to find the best home warranty offerings on the market.

We selected the top Oklahoma home warranty companies after researching and identifying common pain points homeowners experienced. We consulted various industry experts, including real estate agents, home buyers, and repair technicians. We spoke to company representatives about their services, obtained sample quotes, and reviewed the terms and conditions outlined in sample contracts. During secret shopping, we tested several claim processes firsthand and gained insight into the customer experience.

We then scored each Oklahoma provider against our detailed methodology in four categories: coverage, value, trust and transparency, and availability and service. In our evaluation process, we considered the common appliance and system issues Oklahoma homeowners faced. We checked coverage for key items offered through base plans or add-on options, including HVAC and roof-leak protection. We weighed premium costs against the provided coverage, analyzed third-party customer reviews, and considered claims processing time lines. We then awarded points for each category and converted scores to a final 5-star rating scale.

Oklahoma Home Warranty Reviews

Below are our detailed reviews of the top Oklahoma home warranty providers.

Liberty Home Guard

Best Customer Ratings
4.5 We grade all home warranty companies on the most important factors to homeowners such as coverage, value, trust, transparency, availability, and service. We account for 15 specific data points such as coverage caps, systems and appliances covered, monthly costs, service fees, sample contract availability, response time, claims process, and workmanship guarantee length to then calculate a score, created fully by our Editorial team.

We recommend Liberty Home Guard (LHG) for Oklahoma homeowners who need basic home and appliance coverage and unique protections. The company offers three specialized coverage plans plus 42 add-on selections, the largest catalog in this review.

Monthly cost: $49–$59

How We Scored Liberty Home Guard

We scored Liberty Home Guard 4.5 out of 5 stars in our review standards. Here’s how LHG rated in key categories:

  • Coverage (4.7 out of 5): LHG scored well for its plan and add-on catalog variety.
  • Value (4.25 out of 5): We deducted points for its unclear service call policy and lack of fee options.
  • Trustworthiness and Transparency (4.8 out of 5): LHG scored well for its third-party customer review site scores, which average 4.6 out of 5 stars.
  • Availability and Service (4.3 out of 5): LHG lost points for its inflexible service technician policy.

Pros and Cons

Pros Includes 42 add-ons, such as roof-leak coverage and pest control Offers a $2,000 cap for most items, including HVAC and plumbing system Protects repairs with a 60-day workmanship guarantee, which is twice the industry standard Cons Doesn’t offer a service call fee selection, assigning its fees instead Requires immediate claim filing when an issue is discovered Restricts its plumbing and electrical coverage to $500

Plans and Cost

Liberty Home Guard offers three plans: Appliance Guard, Systems Guard, and Total Home Guard. After reviewing the Liberty Home Guard sample contract, we learned that the company doesn’t cover items with preexisting conditions, which is common for most providers. Most items receive a $2,000 coverage limit, which is considered the industry standard. However, plumbing and electrical systems receive a lower $500 limit. This falls below most competitors. LHG has an excellent add-on coverage selection with unique home services, including electronics protection, carpet cleaning, and coverage for high-end appliances.

We’ve included more details about each LHG plan below:

  • Appliance Guard: This plan offers appliance-only protection to nine items, including clothes washers and dryers, kitchen refrigerators, and ovens.
  • Systems Guard: This systems-only plan includes six essential systems, including HVAC, plumbing, and water heaters.
  • Total Home Guard: The highest plan offers comprehensive coverage and includes all 15 systems and appliances.

Our LHG quote included options for monthly and premium options. We received two months of free service when we selected the annual premium. The company charges service call fees ranging from $65–$125. However, LHG doesn’t provide selectable service fee options like other companies. Instead, you are assigned a fee based on location, plan selection, and add-on options. The company also doesn’t disclose your service call fee until after signing up.

Here are details of LHG’s costs and coverage caps:

You can add roof-leak coverage for $11.99 per month and plumbing fixture coverage for $7.99. LHG also recommends add-ons in the online quote tool based on your location. Here are other popular options in Oklahoma:

  • Pools and spas
  • Septic system pumping
  • Stand-alone freezers
  • Well pump

Our Experience With Liberty Home Guard

In our 2024 survey, homeowners dissatisfied with their current home warranty plan cited poor customer support as the main reason. LHG has an excellent reputation for offering reliable and efficient customer support through its phone support line and live chat service.

During secret shopping, we called the phone line and connected with a representative in under one minute. The representative answered all of our questions thoroughly. The live chat connected to a bot and offered limited information. However, if you request a live agent twice, you can speak to a representative instead.

The company also offers a dedicated app to submit claims, view current warranty details, and make account payments.

American Home Shield

Best for Comprehensive Coverage
4.4 We grade all home warranty companies on the most important factors to homeowners such as coverage, value, trust, transparency, availability, and service. We account for 15 specific data points such as coverage caps, systems and appliances covered, monthly costs, service fees, sample contract availability, response time, claims process, and workmanship guarantee length to then calculate a score, created fully by our Editorial team.

We recommend American Home Shield (AHS) for Oklahoma residents who need comprehensive protection for older systems and appliances. The company offers generous limits, including covering items with preexisting conditions, which is rare for most home warranty companies.

Monthly cost: $29–$89

How We Scored American Home Shield

We scored American Home Shield 4.4 out of 5 stars in our review standards. Here’s how we rated it in key categories:

  • Coverage (4.7 out of 5): AHS received a high score for its comprehensive coverage, higher coverage caps, and preexisting condition protections.
  • Value (4 out of 5): AHS lost points for its premiums, slightly higher than competitors’ bundled coverage.
  • Trustworthiness and Transparency (4.25 out of 5): We deducted points for its low customer review score average.
  • Availability and Service (4.6 out of 5): We awarded higher points for its efficient claims processing.

Pros and Cons

Pros Covers items with preexisting conditions and physical damage Offers HVAC coverage under every plan Provides roof-leak coverage under its highest plan Cons Charges slightly higher for its bundled coverage than other reviewed providers Excludes appliance-only plan options Offers the fewest add-on options in this review

Plans and Cost

American Home Shield offers three plan options: ShieldSilver, ShieldGold, and ShieldPlatinum. We read the American Home Shield sample contract and discovered that every plan includes HVAC and plumbing coverage. While there is a system-only plan, ShieldSilver, AHS doesn’t offer an appliance-focused plan. Its plans include $5,000 caps for systems and $2,000 for appliances. The highest plan, ShieldPlatinum, provides the most comprehensive coverage, doubling appliance coverage to $4,000 and including roof-leak coverage in its baseline plan. The other plans require an additional roof-leak add-on. All AHS plans include an industry-standard 30-day workmanship guarantee.

We’ll review the American Home Shield coverage plans below.

  • ShieldSilver: This plan includes coverage for home systems, such as heating, cooling, and plumbing.
  • ShieldGold: The next plan tier offers comprehensive system and appliance protection, including clothes washers and dryers, ovens, and refrigerators.
  • ShieldPlatinum: The highest plan covers everything within ShieldGold plus additional coverage, including roof-leak coverage, a free HVAC tuneup, and unlimited AC refrigerant.

AHS is one of the few companies that doesn’t offer an annual premium. Our sample quote included details for a monthly premium plus available promotions for new customers. We had options for a $100 or $125 service fee, which are higher than other providers. When we selected the highest service call fee, our monthly premium decreased.

Here’s a breakdown of American Home Shield’s premiums and coverage limits:

Plan

Monthly Cost

Service Fee

Coverage Cap

ShieldSilver

$29.99–$39.99

$100–$125

$5000

ShieldGold

$49.99–$59.99

Appliances: $2,000

ShieldPlatinum

$79.99–$89.99

$100–$125

Systems: $5,000
Appliances: $4,000

AHS offers a limited selection of add-on items, less than our other reviewed providers. Home warranty companies provide an average of eight to 10 options. AHS’ six add-on coverage options range from $5–$18 per month. You’ll pay $10 monthly for the roof-leak coverage add-on, which aligns with other providers’ roof-leak coverage costs. Coverage includes a $1,500 limit, which is higher than many providers.

Additional add-on options include the following items:

  • Electronics protection
  • Guest unit
  • Pool and built-in spa equipment
  • Well pump

Our Experience With American Home Shield

One of our team members tested the AHS claims process using his plan. He submitted a claim for a leaky bathroom pipe on the online portal. After submission, he received both text and email confirmations for his claim. A service technician reached out within an hour to schedule a next-day appointment. The repairs took two hours, and the only out-of-pocket cost was the service call fee.

Elite Home Warranty

Best for Flexible Coverage
4.6 We grade all home warranty companies on the most important factors to homeowners such as coverage, value, trust, transparency, availability, and service. We account for 15 specific data points such as coverage caps, systems and appliances covered, monthly costs, service fees, sample contract availability, response time, claims process, and workmanship guarantee length to then calculate a score, created fully by our Editorial team.

We recommend Elite Home Warranty for Oklahoma residents who want more flexible and customized home warranty plans. Along with three standard plans, the company offers a fully customizable plan option plus 27 add-on items.

Monthly cost: $44–$58

How We Scored Elite Home Warranty

We rated Elite Home Warranty 4.6 out of 5 stars in our review standards. Here’s how Elite rated in key categories:

  • Coverage (4.6 out of 5): Elite earned a high score for its varied plan options and extensive add-on catalog, the second largest in this review.
  • Value (4.25 out of 5): We deducted points for its limited service call fee options and higher charges for certain repair calls.
  • Trustworthiness and transparency (4.8 out of 5): Elite scored well for its high third-party review site scores.
  • Availability and service (4.5 out of 5): Elite lost points for lacking an online quote tool.

Pros and Cons

Pros Includes 27 add-on options, the second largest catalog in this review Offers a 90-day workmanship guarantee, which is three times the industry standard Provides standard and customizable plan options Cons Charges higher service call fees for certain repair requests Doesn’t extend its workmanship guarantee to out-of-network contractors Only offers quotes over the phone

Plans and Cost

Elite Home Warranty offers three standard protection plans: Elite Appliances, Elite Systems, and Elite Complete. Its Customize Your Own Plan option lets you choose individual systems and appliances, offering a more personalized experience. After reading through the Elite Home Warranty sample contract, we learned that Elite plans include a $15,000 annual limit, meaning combined claims for your service period cannot exceed this amount. This limit breaks down to $8,000 for systems and $7,000 for appliances. In addition, the company varies its coverage caps between different systems and appliances. Many providers offer a standard cap for all appliances and systems.

Elite’s coverage plans are described below.

  • Elite Appliances: This appliance-only plan includes eight appliances, including cooktops, clothes washers, and dishwashers.
  • Elite Systems: The system-only plan protects eight home systems, including cooling, heating, and plumbing systems.
  • Elite Complete: The highest plan tier combines the Elite Appliances and Elite Systems plans, protecting all 16 appliances and systems.

Based on our sample quotes, Elite Home Warranty plans cost $44–$58 per month. The company has a standard service call fee of $70, with certain service calls costing more. For example, you’re charged $150 for high-end appliance repairs and after-hour and weekend service calls.

We’ve listed Elite’s pricing and coverage limits:

Elite offers 27 add-on options, the second-largest add-on offering behind American Home Shield. Like its standard plans, Elite’s add-ons have varied coverage limits, with a $5,000 total limit per term.

Most companies don’t set limits for add-on claims. Since Elite also varies its coverage limits for add-on coverage, we recommend reading through the sample contract to verify your caps.

Below is a sample of Elite’s add-on options:

  • Annual maintenance
  • Drainage, sewer, and water service lines
  • Pool and spa equipment
  • Septic system

Our Experience with Elite Home Warranty

One of our team members experienced issues with his high-end dishwasher, so he filed an online claim with Elite Home Warranty. An Elite claims specialist contacted him within half an hour after he filed his claim to schedule a repair appointment. The technician arrived on time but had to order additional parts. After the initial service visit on Tuesday evening, the technician returned the following Monday with the required parts. The technician completed the repairs in less than an hour.

Elite Home Warranty dispatches technicians from its approved network to perform repairs backed by a 90-day workmanship guarantee. However, using a technician outside Elite’s network will void its workmanship coverage.

Select Home Warranty

Pros and Cons

Pros Charges less than $50 for its premiums Includes free roof-leak coverage with its plans Provides a $3,000 cap for HVAC systems Cons Doesn’t offer service call fee flexibility Excludes preexisting conditions from its coverage Offers $500 or less for most items

Plans and Cost

Select Home Warranty provides three plan options: Bronze Care, Gold Care, and Platinum Care. We reviewed the Select Home Warranty sample contract and learned that the company offers a $3,000 limit for HVAC systems. You also receive free roof-leak coverage with every plan. Many companies provide this as an optional protection or limit it to their top-tier plans. However, other items receive coverage limits of $500 or lower.

Available additional add-ons include the following options:

  • Lawn sprinkler systems

Plans and Cost

First American Home Warranty offers three plans: the Starter Plan, the Essential Plan, and the Premium Plan. When we read through First American’s sample contract, we learned that the Starter doesn’t include coverage for air conditioning, clothes washers, and dryers. Standard plans typically cover these essential items. Select either the Essential or Premium plan to get washer and dryer coverage. You can add AC coverage to the Starter Plan with an add-on. The company also offers the First American Advantage upgrade for the Essential and Premium plans. This upgrade adds coverage for improperly maintained, installed, or modified items.

Here’s an overview of the available First American plans:

  • Starter Plan: This plan offers comprehensive coverage for some systems and appliances, including electrical, heating, and refrigerators.
  • Essential Plan: The next plan tier adds more essential items, including air conditioning, washers, and water heaters.
  • Premium Plan: The highest plan includes Essential Plan coverage and adds luxury appliances and window air conditioning units.

First American offers monthly and annual premium options. A member of our team filed an online claim with First American for a broken garage door opener. The technician sent a text confirmation within 30 minutes and scheduled a service appointment. The repairs took under 30 minutes, and he only paid the service call fee for the visit.

Which Home Warranty Companies Didn’t Make Our List?

While researching top Oklahoma home warranty providers, we removed some companies that fell short regarding plan selection, coverage, and availability. While the following reputable home warranty providers did not make our final list, they could be solid options for Oklahoma homeowners with specific coverage requirements.

ARW

ARW Home collaborates with multiple underwriters, including Asurian, ADT, and Home Depot. Because these companies vary in coverage and availability, their coverage limits are inconsistent in different areas. ARW Home does not provide roof-leak coverage, and its add-on options are limited to four offerings. However, the company offers affordable service fees ranging from $55–$100. ARW Home could be a low-cost alternative if you need more system-focused protection.

HomeServe

HomeServe offers 17 coverage plans focused solely on system protection with no add-on options. Plans and exclusions vary based on location, each providing different coverage caps per system. The company does waive service call fees for most of its plans and includes a plan-length workmanship guarantee. HomeServe works best for homeowners needing coverage for one or two essential systems.

How To Choose a Home Warranty in Oklahoma

Follow these steps when buying a home warranty in Oklahoma to make your shopping experience easier and more successful.

Determine your coverage needs: Assess your home systems and appliances and prioritize the ones that need coverage. If you need only system coverage, consider a system-only plan. A comprehensive plan offers better coverage for a mix of systems and appliances. Margagliano also suggests considering your appliances’ age since a cheaper plan might work if they’re relatively new. Older items need higher coverage limits for more frequent repairs and replacements.
Gather multiple quotes: We recommend obtaining quotes from at least three companies to find the best deals and coverage. Check online or through customer support for seasonal discounts or promotions to help lower your costs.
Review sample contracts: Review each sample contract to confirm the inclusions, exclusions, and available add-ons. Vander Stelt recommends verifying your waiting period. “If you already own the home you’re getting a home warranty for, there is typically a 30- to 90-day blackout period where you can’t make claims,” he says. Also, verify service availability and technician policies, including local contractors’ availability in your area.
Learn the claims process: Check details for each company’s steps to file a claim and understand the process. Verify the time line for dispatching a service technician to your home after processing your claim. Ask about any policies for emergency claims or claims submitted outside of regular business hours. Certain companies charge added or increased fees during these situations.
Read customer reviews and check reputation: Read positive and negative reviews from third-party review sites. Check for frequent mentions of denied claims, inadequate customer service, low payouts, or deceptive business practices. If you have any remaining concerns or questions, contact each company’s sales department.

How Are Home Warranties Regulated in Oklahoma?

The Oklahoma Insurance Department (OID) doesn’t consider home warranties as insurance. That said, the state’s insurance commissioner enforces regulatory practices on service contracts. Home warranties generally fall under the service contract umbrella. Oklahoma statute title 15 outlines service contract companies’ requirements, such as providing consumers with a copy of the contract terms within a reasonable time frame.

The OID also allows consumers to file a complaint in case of a dispute with their home warranty company. The OID reviews your complaint and requests a resolution with your provider directly.

FAQ About Home Warranties in Oklahoma

What is the main difference between a home warranty and homeowners insurance in Oklahoma?

The main difference between an Oklahoma home warranty and homeowners insurance is the type of coverage. A home warranty covers appliances and systems that fail due to normal wear and tear. Homeowners insurance protects your home and the items within it when natural disasters, fires, or major accidents damage them. We recommend buying both a home warranty with homeowners insurance for complete home protection.

Does an Oklahoma home warranty cover roof leaks?

Yes, most Oklahoma home warranties include roof-leak coverage with their plans. Roof-leak coverage is typically available as an add-on, resulting in additional monthly fees. However, select companies include this protection with their standard plans. We recommend reviewing the company’s sample contract to verify its coverage.

Are appliances typically covered under an Oklahoma home warranty plan?

Yes, most Oklahoma home warranties offer appliance-only plans or include coverage with system protections under comprehensive plans. Other coverage may include protection for luxury and secondary appliances under higher plan tiers or as add-on options.

Do Oklahoma home warranty companies cover preexisting conditions?

Most home warranty plans don’t cover appliances or systems with preexisting conditions; the item has to have been properly cared for to receive protection. However, select companies offer protection for preexisting conditions, including physical damage, within their basic coverage or as an add-on or upgrade.
